Renovation Ideas: Playing With a Colonials Floor Plan

These detached garages provide a visual focal point to the home’s architecture and many new homes may still incorporate a detached garage to the plan as a purist nod to the original architecture of the home. While not common, some Colonial homes may incorporate drive under garages to the home and these can be truly welcomed, especially when dealing with challenging or sloping property lots. Usually, homes with drive under garages are three tiered and have, in some manner, been able to incorporate a basement foundation into the plan. This added space can result in being able to blend additional recreation, entertainment and possibly bedrooms and baths into the floor plan.

Open floor plans have dominated modern home design since they first appeared in the 1950s as part of the overall trend toward more contemporary styling. Open concept homes skyrocketed in popularity in the 1970s, and by the mid-'90s nearly all new construction incorporated some version of an open floor plan or great room. But after nearly half a century of ascendancy, open concept living has been losing ground as buyers turn to cozier, more energy-efficient houses. Here are just a few reasons you may want to pass on that open floor plan. Most floor plans today offer energy-efficient options, and Colonial floorplans are no different.

One argument often used in defense of the open floor plan is that it allows parents to prepare meals and keep an eye on the kids at the same time.

Build a small powder room and a laundry room addition. And while you’re at it, create a nice-size mudroom between the garage and the house proper, like here. Moving the powder room will allow you to open up the foyer, like here, creating a place to tell some of your story. A new combined laundry and mudroom will work wonders, as there will be a place for coats, book bags, boots etc., as well as a much-needed area where you can spread out and do the laundry. And with the room’s proximity to the garage, a utility sink here will keep a lot of mess out of the house proper.

Is Colonial style considered a grand or luxury style of home?  Is the style used for mansions or normally regular-sized homes?

These house plans are still expressly styled with many features that designate them as Colonial plans without distracting from their unique beauty. Quite often, open floor plans find the master suite located on the main floor of the home to include a luxurious spa themed master bath, an enormous walk-in closet and private access onto the rear outdoor space. In today’s busy lifestyle, this private oasis with close proximity to the outdoor space and kitchen area provide the homeowners with luxury and privacy while also offering a connection with family and friends. Conversely, there are open floor plans where the main level of living is wholly devoted to entertaining or relaxing as a family.

The first floor impresses with a completely open floor plan. The vaulted great room, breakfast area and eat-in kitchen are all steps apart making entertaining a dream. The Colonial-style is often used for mansions as well as average-sized homes. It’s symmetry, columns, stately appearance, and inclusion of formal rooms make it an excellent style for mansions.

In this case, the master suite is situated with the remainder of the family bedrooms on the second floor of the home and can still offer an elegant and luxurious respite from daily stressors. Typical older Colonial homes feature a traditional center stair hallway with flanking living and dining rooms while the kitchen is situated at the rear of the home. Today’s Colonial homes are almost always two storied and may have this traditional layout; however, today’s homes are often larger, thereby, affording more square footage to the home’s floor plan. In addition, to the great room many of today’s Colonial homes includes a first floor master suite that is spacious and designed for the homeowner’s comfort and pleasure. There may be a large bedroom with an adjoining sitting room, certainly an en suite bath and double or single walk-in closets. Older and revival Colonial homes may have detached garages as garages were not originally part of the structure.

But as the spatial hub of the house, the foyer really does want to be bigger. Roof framing - if included, shows each rafter, valley, hip and ridge indicating size, spacing and length. The acoustics in an open floor plan can be a real nightmare. Sounds from the kitchen—the dishwasher, blender, and food processor—invariably spill over and intrude on the television or stereo in the living area.
